Jägerstraße

Zwischen Weinberg und Stuttgarter Innenstadt gelegen, wurde in der Jägerstraße ein Areal für einen Bürobau ausgewählt, der durch die MOMENI Group realisiert wird. Die Lage am Fuße eines Weinbergs bringt einerseits Natur ins Innenstadtgrau, stellt andererseits aber auch planerische Herausforderungen dar, die in enger Zusammenarbeit mit den Anrainern zu meistern sind.

Aufgabenstellung

The surge protection structure adjacent to the planned new build, which serves as a functional building for Deutsche Bahn, is to be integrated into the overall design. The particular challenge lies in the underground tunnel structures as well as the adjacent vineyard slope, which require special structural measures.

Entwicklung

An der vis-a-vis des Hauptbahnhofs gelegenen Jägerstraße wird das Ziel verfolgt, attraktive Büro- und Handelsflächen in einzigartiger Lage zu realisieren. KVL unterstützte in dieser Phase bereits im Rahmen des Ankaufsprozesses und wurde nach erfolgreicher Umsetzung mit der Projektsteuerung beauftragt.

In Zusammenarbeit mit der MOMENI Development GmbH, caspar.schmitzmorkramer gmbh, der Landeshauptstadt Stuttgart und der Deutschen Bahn, wird sich der Neubau in den städtebaulichen Gesamtentwurf einfügen, wobei insbesondere die geplante Fassade architektonisch anspruchsvoll gestaltet wird.

Projektplanung

Die derzeitige Planungsphase ist in besonderem Maß von der außergewöhnlichen Lage geprägt.

Aufgrund der unterirdisch verlaufenden Tunnelbauwerke müssen im Bereich der Tragwerks- und Verbauplanung sowie der Geotechnik in intensiven Fachplanergesprächen adäquate Lösungen erarbeitet werden, um Setzungen im Tunnel zu vermeiden.

Im Bereich der Nachhaltigkeit wurden wiederum konkrete Vorgaben kommuniziert, um den Anforderungen des Effizienzhausstandards 55 gemäß Gebäudeenergiegesetz (GEG) und der Zertifizierung LEED Gold gerecht zu werden. Vorgesehen sind daher unter anderem die Einbindung von Fernwärme, der Bau einer PV-Anlage sowie der Einbau von Zu- und Abluftanlagen mit einer Wärmerückgewinnung von 70 bis 75 %.
