We bring everything together

Idea, land and capital
Project development is the process of planning and realising real estate ventures. It encompasses the analysis of location and capital requirements, all legal, technical and economic prerequisites, as well as the development of a competitive product and its design elaboration. Our goal is to respond appropriately to every individual challenge and create the optimal product – market-ready, planning-approved, economically attractive and with great added value for its owners and users.

Full Service Development
Every challenge needs the right perspective – the question is simply which one is the right one. As a full-service partner, we complement projects where it delivers the greatest benefit for the initiator and client: whether as an independent point advisor in a four-eyes principle for specific topics, as a fully responsible project manager and client representative, or even as an integrated part of the management team. Full Service Development means for us managing every project in as much detail and as holistically as if it were our own.
Ideas Competitions
For tasks where the best idea matters more than the quickest solution, we design and facilitate competition or workshop procedures. This creative, dialogue-oriented format is suitable for both public and private clients seeking the best design or most convincing strategy. We handle preparation and execution, foster exchange, mediate between interests and manage the process with a focus on quality and feasibility for sustainable, individual solutions.
Concept and Product Development
A building, a neighbourhood, a city can only succeed in the long term if it offers genuine added value to its users. Our aspiration is to create places so outstanding that they remain in demand and thus economically viable. Project development for us therefore always means product development too: from defining the target group through brand building and market positioning to co-designing business and financing plans. We see ourselves as the link between business and construction, between vision and realisation.
Planning Law and Land Use Planning
A central building block of our work is establishing and securing planning permission. We review the existing planning law situation, develop strategies for involving all relevant stakeholders and guide our clients through all procedures – from preliminary planning enquiries and applications through political processes and urban development contracts to land use plans or development plans. We coordinate planners and experts, prepare plans and justifications, facilitate participation steps and manage the process through to the adoption resolution – always with an eye on the goal and the product.
Analyses and Feasibility Studies
For well-founded decision-making in early project phases, we prepare needs-based feasibility studies and location analyses – legally, technically, economically and in consideration of the client’s or owner’s individual goals. We illuminate scenarios, compare variants and present advantages and disadvantages transparently. The results provide reliable foundations for investors, clients and partners. Additionally, we support due diligences to identify risks early and strategically prepare development steps.
Stakeholder Management & Lobbying
Project development always means change – and where there is change, public interest grows: to inform, co-design, sometimes also to prevent. What matters is honest, transparent and targeted communication, tailored individually to each stakeholder group. The same applies to politics: planning authority requires early engagement, a trusting dialogue and willingness to reach consensus. We listen, acknowledge positions and create understanding. This produces approval, a viable compromise – and the foundation for successful projects.
Individual Development Challenges
Every project is unique and demands special solutions. We see ourselves simultaneously as problem identifiers, sparring partners and solution finders. Our range goes far beyond classic project development: from initial sketches through concepts, procurement procedures and participation processes to successful planning and implementation. We create project identities, generate enthusiasm and give projects a face. This creates identification, added value and a shared path that leads to success beyond the ordinary.
“Projects are individual – sometimes simple, sometimes complex. Nothing is unsolvable: we seek new paths, break routines, learn every day. Openness to new ideas and holistic thinking – from the user to the investor, from the idea to the use – is the key to good projects.”
